Monday Market Brief: October 16, 2026

MDCS Realty • Monday Market Brief

Same Region. Different Inventory Story.

Winchester has fewer listings than last year. Temecula has more. The monthly payment still shapes both markets.

OCTOBER 12, 2026

Southwest Riverside County real estate is telling more than one story. September listing data show fewer homes for sale in Winchester, Menifee, and Murrieta, while Temecula moved in the opposite direction. Yet affordability remains a challenge across the region. Inventory tells us about choices. The monthly payment tells us which choices may work.

01 • HOME BASE

Winchester has fewer listings. That doesn’t erase the payment problem.

In September, Winchester had 457 active listings, down 7.45% from a year earlier. The median asking price was $644,900, unchanged year over year. Listed homes spent a median of 51 days on the market.

The 92596 ZIP code, which includes much of French Valley, also showed fewer active listings. This provides useful context for the broader Winchester figures.

Meanwhile, Winchester’s reported September median sold price was $632,990. That is a separate measure from the median asking price. Comparing those two medians does not reveal the average discount negotiated by buyers.

For homeowners, fewer listings may reduce competition. However, buyers still compare the full payment, property condition, taxes, and nearby alternatives.

02 • LOCAL MARKET COMPARISON

Southwest Riverside County real estate: four cities, two inventory directions.

These September figures use the same Realtor.com city-level listing method. They reflect asking prices and active inventory, not changes in the value of individual homes.

Winchester, Menifee, and Murrieta had fewer active listings than a year earlier. Temecula had more. Yet median asking prices fell in both Murrieta and Temecula.

Nearby markets add context. Lake Elsinore’s reported median asking price was $615,000, while Wildomar’s was $699,000. Neither city should be used as a substitute for a neighborhood-level analysis.

Before making an offer or setting a listing price, look closely at the neighborhood, property type, condition, and current competition.

03 • SELLER COMPETITION

A resale home may be competing with a builder’s payment offer.

In growing communities such as Winchester, French Valley, and Menifee, buyers often compare resale homes with new construction.

Financing incentives, closing-cost assistance, and upgrades can change the cost of a new home. As a result, the property with the higher asking price may sometimes have the lower initial monthly payment.

National builder surveys have shown widespread use of incentives and price adjustments. However, national figures cannot tell us what an individual builder is offering locally.

For resale sellers, the important question is how their property compares with the options available to today’s buyer. For buyers, written financing estimates are essential.

04 • MORTGAGE RATE WATCH

Rates rose again. The payment deserves a closer look.

Freddie Mac’s October 8 survey placed the average 30-year fixed mortgage rate at 7.40%, compared with 7.28% the previous week. The 15-year average increased to 6.73%.

On a $600,000 mortgage over 30 years, the difference between 7.28% and 7.40% adds approximately $49 per month in principal and interest.

That does not include property taxes, insurance, HOA fees, Mello-Roos, or maintenance.

Freddie Mac publishes a national conventional-loan benchmark. Actual VA, FHA, and conventional quotes may differ. Buyers should compare loan estimates using the same scenario, including points, lender credits, cash to close, and the total monthly payment.

05 • ECONOMY & RATE WATCH

Economic uncertainty is shaping housing decisions.

Employment conditions, inflation, energy costs, and long-term bond yields all influence the housing market.

When households are concerned about their jobs or rising expenses, they may delay major financial commitments even if they qualify for a mortgage.

The next inflation reports are scheduled for October 14 and 15. Those reports may affect bond-market expectations, but no single economic release guarantees a particular mortgage-rate movement.

For buyers and sellers, this means separating what we know today from what we hope may happen next.

06 • BROADER HOUSING CONTEXT

National inventory is rising. Our local pattern is mixed.

National housing reports have shown more active inventory and continued price reductions. Yet those figures do not mean home values are falling by the same percentage.

A price reduction measures a seller’s change to an asking price. A change in median sale price measures a different group of transactions. Neither figure alone establishes what a specific home is worth.

California’s closed-sale reports also use different time periods and methods from national listing reports.

These broader indicators provide context, but they cannot replace a local analysis in Winchester, French Valley, Menifee, Murrieta, or Temecula.

TWO-TO-FOUR-WEEK OUTLOOK

Watch the next reports. Avoid betting on one outcome.

Over the next few weeks, buyers may continue to compare monthly costs carefully. Homes that need repairs or carry higher recurring fees may face closer scrutiny.

The upcoming inflation reports could change mortgage-rate expectations. However, the direction and size of any reaction remain uncertain.

For sellers, I will be watching new listings, pending contracts, price adjustments, and builder offers. For buyers, I will be watching actual loan quotes and whether negotiated terms improve the overall cost.

My working outlook: careful pricing and clear budgets may matter more than attempts to time the market.

What This Means for Buyers & Sellers

For Buyers

01. Start with a monthly payment that leaves room for savings, repairs, and everyday life.

02. Compare rates, points, credits, property taxes, insurance, HOA fees, and builder incentives.

03. Use neighborhood-level information to shape your offer rather than relying on national headlines.

For Sellers

01. Review recent closed sales and today’s active competition before choosing a price.

02. Account for nearby new construction and financing incentives where relevant.

03. Evaluate condition, preparation, price, and terms together. Adjust the strategy if buyers do not respond.

This week’s takeaway: Fewer listings don’t always mean easier sales. More listings don’t always mean better affordability. The right decision begins with the local choices and the full cost.
